What Does Oceanside's New Mission Flats Condo Plan Mean for North County Buyers?

It means more chances to own, not just rent, in one of North County's most historic neighborhoods. On October 12, Oceanside's Planning Commission unanimously approved Mission Flats, an 88 home condominium project at the northeast corner of Douglas Drive and State Route 76, as The Coast News reported on October 21. The site was previously approved in 2020 for 137 apartments. The new plan replaces those rentals with three and four bedroom condos that will be sold to owners, and I think that is great news for anyone who wants to start building equity in North County.

What will be built? According to The Coast News, the 88 homes will be spread across 17 buildings with about three to seven homes each, most of them arranged around a central courtyard. Every home gets a two car garage, and 20 extra spaces for guests and customers bring the total to 196. Ten of the homes will be live-work units, and 13 of the three bedroom homes will be reserved for moderate income households under California's density bonus law. The site sits inside the Mission San Luis Rey Historic District, so the architecture has to reflect Spanish style themes that fit the neighborhood.

Why did the developer switch from apartments to condos? William Inghram, founder and CEO of Rockwell Land Company, which represents the developer, told commissioners that market trends led to a smaller project and the move to homes for sale. "It was not a suitable asset to be loaned against, and apartments were never a viable option here," he said. From where I sit, that is a builder betting on people who want to own.

Why do condos matter so much right now? Price. San Diego MLS data from the Greater San Diego Association of Realtors shows the countywide median sale price for attached homes, which includes condos and townhomes, was $670,000 in September 2026, compared with $1,079,000 for detached homes. Attached inventory was up 5.8% from a year earlier, with 4.0 months of supply, so condo buyers have more choices than a year ago. A three or four bedroom condo with its own garage can offer a lot of space at a lower entry point than a detached house.

Is anything still up in the air? Some commissioners raised concerns about the single entrance on Douglas Drive, given traffic near Route 76. Access will be limited to right turns in and out, and the developer said it looked for another entry point but found none. The coverage did not include a construction or sales timeline yet.

My advice? If you are renting in North County and want to own, now is a smart time to get preapproved, learn what you qualify for, and start touring the condos and townhomes already on the market. When new projects like this one come online, you will be ready to move. I'm your realtor, let me know when you need me.
