What Does Midway Rising Mean for San Diego Homebuyers and Homeowners?

Midway Rising just cleared one of its biggest hurdles, and I think that is great news for a city that needs more homes. On September 29, 2026, Governor Gavin Newsom signed Senate Bill 344, clearing the path for the long planned redevelopment of the former San Diego Sports Arena site, Times of San Diego reported. The plan calls for 4,250 housing units, including 2,000 affordable units, along with 130,000 square feet of retail, a new 16,000 seat arena, and 14.5 acres of park space. My short answer for buyers and homeowners: more housing and a revitalized Midway District can add choice for buyers and long term appeal for the central San Diego neighborhoods around it.

So what did the new law actually do? The bill, authored by State Sen. Akilah Weber Pierson, declares the environmental reports studying the redevelopment sufficient, which allows city officials to grant approval. According to Times of San Diego, the project will soon go before the San Diego City Council for final approval, and the law likely ends the legal challenges that have slowed progress for years. Developer Brad Termini of Zephyr said construction could start as soon as next year. Midway Rising remains a proposed project until final approvals are in place, and not everyone supports it. Attorney Everett DeLano, who represented the group Save Our Access in its fight over the area's 30 foot height limit, criticized the bill as a shortcut around public process.

Why does this matter so much? The San Diego Union-Tribune reports that the city owned site covers 49.2 acres in the Midway District, and the existing arena has stood there since 1966. Mayor Todd Gloria put it simply: "San Diegans have waited decades to see the Midway District transformed". A project of this size, close to Point Loma, Old Town, and Mission Bay, could change how people think about the heart of the city.

I always remind buyers that San Diego's housing story is about adding options. New rentals and affordable homes help more people get a foothold in the city, and that foothold is often the first step toward ownership. My clients who want to own today already have more room to compare in the condo and townhome segment. The Greater San Diego Association of REALTORS® reported an August 2026 attached home median of $670,000 with 4.0 months of supply countywide, compared with 2.3 months for detached homes.

For homeowners and sellers in nearby neighborhoods, I always recommend patience and accuracy. Large projects are typically built in phases over years, so I tell my sellers to price their homes on today's comparable sales rather than a headline. You can, however, tell the story of where your neighborhood is heading, as long as planned amenities are described as planned.

I believe owning a home in San Diego remains one of the most reliable ways to build long term wealth, especially in neighborhoods that are investing in their future. No project guarantees appreciation, but a growing, improving city is a great place to put down roots. Want to talk through what Midway Rising could mean for your plans? Reach out to me.
