San Diego Bucks the Trend: A Hot Spot in a Cooling National Market
While the national housing market may be showing signs of a slowdown, San Diego is telling a different story. The latest Pending Home Sales Report from the National Association of REALTORS® (NAR) reveals a fascinating divergence, with our local market standing out as a beacon of strength and resilience . While national pending home sales saw a slight dip in January, San Diego County posted an impressive 7.5% year-over-year increase, landing us in the top 10 metro areas for sales growth in the entire country.
This is a powerful testament to the underlying demand in our market. Even as other regions see a pullback, San Diego buyers are actively writing offers and entering into contracts. The data shows that the West as a whole is a bright spot, with a 4.3% month-over-month increase in pending sales. But San Diego’s performance is particularly noteworthy, outpacing even the regional trend.
So, what’s driving this activity? According to NAR’s Chief Economist, Dr. Lawrence Yun, improving affordability conditions are starting to have an impact. With mortgage rates hovering near 6%, an estimated 5.5 million households who were previously priced out of the market can now qualify for a mortgage. While not all of these potential buyers will act immediately, this expanded buyer pool is a significant factor, especially in a desirable market like San Diego.
However, this good news comes with a word of caution. Dr. Yun warns that unless we see a significant increase in housing supply, this new wave of buyers could simply push prices higher, further straining affordability. This is why the recently passed Housing for the 21st Century Act is so important. This bipartisan legislation is a meaningful step toward addressing our nation’s housing shortage and removing barriers to homeownership.
For San Diego buyers and sellers, the message is clear: our market is hot. Buyers need to be prepared for competition, but they can also take comfort in the fact that they are investing in a market with strong fundamentals. Sellers can be confident that there is a deep pool of qualified buyers who are eager to call San Diego home.
Navigating a market with this much momentum requires skill and expertise. Whether you’re looking to buy or sell, we have the local knowledge and experience to help you achieve your goals. Let’s connect and put the power of this strong San Diego market to work for you.
